Here is a snapshot of Oxford County’s real estate performance in August 2026. Monthly sales activity was up slightly compared to last August. Homes continued to sell with year-to-date sales up slightly to 2025. Sale prices were mixed with the average up subtly with median prices down nominally.

PLAIN ENGLISH — WHAT DO THESE NUMBERS MEAN?

Market Type Balanced Market

Oxford County remains in a balanced market with 4.8 months of inventory (year-to-date), up slightly from the 4.6 months we saw at this point last year. No clear advantage to either Sellers or Buyers. A well-priced, well-presented home will sell, and Buyers are making home ownership a reality.


Prices

The average sale price was $629,833, up 1.9% from August 2025, while the median sale price was $580,000, down 3.2% year-over-year. This shows u the nuance of Average vs Median pricing and how what is selling at what price can affect these numbers differently.


Days on Market

Median days on market was 34 days, moving a little faster than the 39 days we saw a year ago. Buyers have choice in this market and are making a decisive choice to make an offer when they see the right home. As a Seller this is encouraging.


New Listings

There were 288 new listings in August, an increase of 2.9% over last year, providing Buyers with a variety to choose from, and healthy sales activity keeping the market in balance.


Sale-to-List Price Ratio

On average, homes are selling at 97.4% of their asking price, up slightly from 97.3% in August 2025. Sellers continue to get close to their asking price when the home is priced right and both parties are reasonable in their negotiations.


WHAT THIS MEANS FOR SELLERS

If you have been thinking about selling your home August’s data tells a story and this is what it is telling us. The number of homes sold is up 1.4% vs this time last year, with a median of 34 days on market versus 39 a year ago. Average sale price was up 1.9%, while median sale price was down 3.2% compared to last August. These conditions, combined with a stable interest rate, keep serious Buyers motivated. Pricing your home correctly from the start is still the single most important thing you can do.


WHAT THIS MEANS FOR BUYERS

With a good selection of homes and Seller’s open to negotiate, it is good news for Buyers in Oxford County. Homes are still selling in about a month a median of 34 days on market. Having a solid plan in place to be ready to act when you find the right one is important. The Bank of Canada held its overnight rate at 2.25% for a seventh consecutive time on September 2nd, with the next scheduled announcement on October 28th. This stability makes your mortgage costs more predictable and better for planning your budget and saving.
