Right-sizing: Let’s talk about something that may get lost when discussing real estate. Right-sizing isn’t a step down. For so many people I’ve worked with here in Oxford County, it can be a very freeing decision! Less space. Less to maintain. More time, more energy, more life…

Maybe the kids have been on their own for years and you’ve got bedrooms that only get used at Christmas. Maybe the yard that once felt like a sanctuary now feels like a chore. Maybe you just want Saturday mornings back — coffee and a book instead of mowing and weeding. If you are thinking about it, make sure you’re asking the right questions.

Right-sizing is a very personal decision and looks different for everyone. For some, it’s a cozy bungalow in Woodstock, two blocks from everything. For others, it’s a condo in Tillsonburg where the snow removal just… happens. For others still, it’s a smaller home in Norwich or Ingersoll where they’ve lived their whole life and their neighbours know their name. There is no “one-size-fits-all” answer and knowing the questions to ask and your pro’s and con’s is a great place to start.

 

Let’s Talk About the Word “Downsizing”

“Downsizing” has the connotation of subtraction — like you’re giving something up. Yes, technically, you might be moving into fewer square feet. But what you gain is worth the trade-off. I’ve literally witnessed the stress leave someone’s ace and body – and had family members tell me the difference they have also noticed.

To name a few – Weekends. Savings – both time and money.  The peace that comes with a simpler, more manageable home. Proximity to the things you love — walking trails, a grandchild’s school, or a great little local coffee shop. A sense of community.

Right-sizing is a better word. It’s about finding a home that truly fits the life you’re living now — not the life you were living twenty years ago.

 

Take comfort in knowing

Feeling emotional about this decision — a little sad, a little uncertain — all completely normal. A family home holds decades of memories, and two things can be true at once – excited about what’s next and a little wistful about what was.

This choice depends entirely on you. Both options are genuinely great. You just need to have a solid idea of your needs and what you are looking for next.

It’s safe to say, there is no clear winner — and that’s intentional. When reviewing the table notice which column had you nodding along more. That’s your indicator.

A few things people don’t always think about:

  • Condo fees are not just an extra cost. They cover building insurance, exterior maintenance, sometimes water, sometimes heat. When you add up what you currently pay for all of these things separately, the monthly fee often makes more sense than it first appears.
  • Not all bungalows are truly main floor living. Some have laundry in the basement, or a sunken living room, or a step up to the garage. If accessibility matters to you now or down the road, it’s worth reviewing these things carefully. This is where having an SRES® in your corner helps — I know exactly what to look for.
  • A smaller home doesn’t mean fewer decisions. You’ll still own the house and be financially responsible for maintenance and repairs. Some people want this. Others are happy to be done with it. Know which one you are…and think long-term.

The clients who are happiest after their move aren’t the ones who got the best deal. They’re the ones who took the time to figure out what they wanted their daily life to look and feel like — and found a home to match.

What Oxford County Has to Offer

One of my favourite parts of working in Oxford County is there is a good variety to choose from. You’re not locked into one type of community or one price range. Here’s a quick snapshot of what each community tends to offer:

  • Woodstock — Many options of bungalows, condos, and apartment-style options in the county. Hospital, shopping, restaurants, and services all close by. Great if walkability matters to you.
  • Ingersoll — A smaller-town feel with a real sense of community. Often more affordable per square foot than Woodstock.
  • Tillsonburg — A strong and active seniors community. Good selection of retirement-style condos and bungalows. The Community Centre is excellent for staying active and social.
  • Norwich and surrounding areas — For those who want a smaller community feel and aren’t ready to give up a bit of land.

According to CREA data, Oxford County continues to attract buyers looking for value in comparison to larger urban centres. Well-maintained, move-in-ready homes are in steady demand. Bungalows, in particular, have held strong resale value, especially those with updated kitchens, main-floor laundry, and an ensuite bathroom with a step-in shower. Condo inventory is more limited county-wide, so when the right unit comes up in a desirable area, it tends to move quickly. Being prepared matters.

 

What Actually Stays the Same

Here’s something I want you to hear, because I don’t think people say it enough: so much of what makes a home feel like home has nothing to do with the square footage…. It’s YOU!

I’ve watched people move from their large family home into a 1,100-square-foot bungalow and feel completely at home within a month — because the things that mattered they brought with them. Their favourite chair. The kitchen table where the family gathered for Sunday dinners. The garden herbs in pots on the new porch. The photos on the wall. Themselves.

What moves with you:

  • Your routines, your rhythms, your morning coffee habits
  • Your relationships — family visits, friends, and neighbours you’ll make wherever you go
  • Your garden, in some form — even a few pots on a sunny balcony count
  • Your sense of home, which comes from you — not from the walls around you
  • Your independence, your autonomy, and your choices — all fully intact

 

And what might actually get better:

  • Your weekends — fewer maintenance tasks, more time for what you love
  • Your heating bill — smaller space means lower costs
  • Your peace of mind — no more worrying about a roof, a furnace, or a crumbling driveway
  • Your social connection, especially in a condo community or active adult neighbourhood
  • Your spontaneity, the ability to pack up and go

 

You don’t have to take everything. One of the quiet gifts of right-sizing is permission to let go of things you’ve been holding onto out of obligation rather than love. Many of my clients say that process of deciding what comes with them is freeing and the items aren’t even missed!

 

What to Look For — A Simple Checklist

When you’re ready to start looking — or even just thinking about it — here are the things worth putting on your radar:

  • Main-floor laundry — This is a big one. Don’t underestimate how much you’ll appreciate it.
  • Step-free or minimal-step entry — Even if you don’t need it now, future-you will thank present-you.
  • Bedroom and full bath both on the main floor
  • Garage or covered parking — Ontario winters aren’t going anywhere.
  • Storage that works for your life — A basement, a locker, a double garage — whatever fits.
  • Proximity to what matters — Your doctor, pharmacy, grocery store, family.
  • Natural light — It matters more in a smaller home than a larger one.
  • Outdoor space that fits your energy — Not the energy you had ten years ago.

If you’re considering a condo, also ask about: the monthly fee breakdown, the reserve fund health, the pet and rental policies, any upcoming special assessments, and the overall vibe of the building and its residents.
